Westchester is an urban CDP in Miami-Dade County. It is ethnically diverse, Spanish is the first language of the area and English is second. Common ancestries among residents include Cuban, Dominican, English and others. Over 60% of residents in the community are foreign born. Real estate in the CDP is primarily medium-sized single family homes and most homes are owner-occupied giving the CDP and unique atmosphere of stability. The majority of the homes in the community were built between 1940 and 1999. The CDP is served by excellent schools, has low crime rates and plenty of Florida sunshine.

The CDP was established in 2002 and though it has a short history it is a community that is thriving and growing. The CDP spans four square miles of all land area. In 2000, the population was 30,271 and the population density was 7,567.8 people per square mile. Also, in 2000, the median household income was $40,672, the median family income was $44,863 and the per capita income is $17,264.  In 2010, the population was 29,862 and the population density was 7,438 people per square mile. In 2013, the estimated median household income was $43,457, the estimated per capita income was $20,084. In the same year, the median house or condo value in Westchester was $224,200, the mean price on all housing units was $282,366 and the median gross rent was $1,455. These figures illustrate the combined growth of the local economy and the communities population expansion. The current median real estate price is approximately $302,000 and the current average rental price is approximately $1,500.

Public education for the children of the CDP is provided by the Miami-Dade County Public School District. The CDP is home to several schools, private, charter and public. These schools include, but are not limited to Royal Palm Elementary, Rockway Middle School, Miami Park High School, St. Brendan High School and King’s Christian. Maimi-Dade Fire&Rescue Station #3 is located in Westchester. The community has excellent schools, low home vacancy rates, beautiful homes and plenty of Florida sunshine, who could ask for more?
